If I could give this attorney a zero star I would, but I need to write a review. I have tried contacting Sam Stromberg on multiple occasions about a person closing on one of my properties with fraudulent documents. Sam Stromberg didn't conduct a valid title search to see that the property did NOT belong to that person. Sam did not contact the rightful owners of the property. He has been dodging our calls and told me to contact the individual that committed fraud instead of trying to resolve the issue in a professional manner.

Investors beware! I have bought 4 investment properties and this is the Worst experience I have ever had with an attorney. Things you should know... if you give Ryan, Marks and Stromberg a deposit there is a chance that you will have a hard time getting it back in the event your deal falls through. If you have an issue that needs Sams attention there is also a chance he will not respond. I put a $1000.00 binder deposit on a property that I made an offer on in Jacksonville FL. At the time the contract was to expire the owner could not produce a clear title, so our deal fell through. I reached out to Ryan, Marks and Stromberg asking for my binder to be returned. While the girls answering the phones are very professional, over and over, I was told that they would put my file on Sams desk and he would return my call. After numerous calls into the office and almost a year later Sam has not returned one call. To me this seems pretty cut and dry. The seller could not produce a clear title in the allotted time so the offer becomes null and void and the binder is returned. In my eyes there is no good excuse why it would take so long to close out a file and return a deposit...It all boils down to work ethics and I think Sams is the WORST!

Sam Stromberg and Tammy Marple are the worst kind of people. They make mistakes and don't take ownership for their actions. They also never recorded a mortgage note for me after I received confirmation and my IRA company received confirmation that it would be done. This resulted in a shady investor being able to walk away with my money.DO NOT do business with these folks. I know I will never again!
