Was a pleasure to meet William and have him do a home inspection for us in Palm Desert! Very thorough and more detailed than I expected. He pointed out a lot of items in the home that we might need to get checked out in the future, as well as things we should ask the seller to fix before purchasing. Would definitely refer him to all of our friends.

I regret hiring William for my home inspection. First, his report missed a lot of what were talked about during walk through. But most damaging were the electrical, plumbing & roof, major dollar items, which he missed all. I asked William to go up to the attic to check for any signs of water leak. He only pocked his head in to the attic opening & said "it's fine". I asked a 2nd time to go into the attic, specifically voiced my concern about water leak he said the roof is pretty new & told me "don't worry". To avoid going into the attic he showed such confidence in his "no leak" assessment.

William checked the laundry outlet & mentioned no problems in the report. It wasn't until my electric dryer arrived had I known the outlet doesn't work. William didn't check the circuit breaker & missed the misfitted outlet.

Weeks after his inspection the plumbing stoppage happened. I let it go. Now less than 4 months later, major water leak from the roof. William missed obvious signs of bad shingles and tie-ins that are in plain view. Took another contractor only 5 seconds to tell me "here's the problem". If Willian had not been lazy & went up as I asked he would have seen the obvious signs. The contractor also pointed out we can see daylight from the vent pipes. What was William doing missing a hole in the roof? Including pics of what William missed.

I wrote to William but only got excuses that he can't predict water leak. But homeowners hire him not for predictions, but for professional inspection. The signs were all there for any common sense inspector to warn their clients. It's either pure laziness or incompetence with arrogance when he assured me the roof is "in great shape" & that I did not have to worry about water leaks.

William also missed the electrical wires & gas line in the attic that were not up to safety standard. He didn't bother to look so it's not mentioned in his report. Besides the excuses, I got the "I don't care" attitude & "LOL" reply. No professional skills, lack work ethics.

If you hired a half axx job inspector you'll pay for his mistakes. I wish I had not taken a chance with him. I wish I hired someone else. Read less

I just had a great experience with Close-Up Property Inspections. I am buying my first house and this inspection was thorough and really put my mind at ease.
