I’m very happy that the noise level around my building has severely improved in the last month! Also cleanup around the building has been going on for a little while and I’m Really REALLY happy about that I really hate to see trash on the grounds n I do pick up any if I see it bc I keep trashcans Everywhere in my home +Car. Trash altogether has been improving and the parking slot have been a lot more accessible to(not parking 2-3 lots away anymore). I LOVE that we live inside the woods and I get to see different animals sometimes it really make the experience perfectly peaceful at times. I am very disappointed we nolonger have a Hot tub but my experience here has been getting better and better, I think i actually may stay another year!

Honest Review of Abelia Flats

I genuinely love the apartments themselves, but my experience has been far from perfect. While I didn’t expect perfection, I regret not taking some of the negative reviews more seriously.

My biggest issue is the lack of responsiveness from management especially regarding a disruptive neighbor with an aggressive temper. This person has banged on my door like SWAT, leaving me so unsettled that I installed a Ring camera for safety. Despite emailing management, I received no response. Shockingly, one office staffer later mentioned my email had been deleted without action. If roles were reversed, I doubt the situation would’ve been ignored.

It’s frustrating that noise complaints against me prompted two staff visits in one night (the second unnecessary, as the issue was resolved), yet my safety concerns weren’t treated with the same urgency. The inconsistency feels unfair especially when my neighbor’s unruly dog (which barks aggressively at passersby) and constant door-slamming go unchecked.

Beyond the neighbor issues, pests (ants, roaches) and trash left around the property worsen the problem. I’ve even caught security taking photos of my unit without explanation captured on my Ring camera.

I hate to assume the worst, but the disparity in how issues are handled makes me wonder if bias plays a role. As a Black tenant, I’m painfully aware of how these situations often play out. I shouldn’t need video proof to be believed or protected.

I’m counting down until I can leave. All I want is a peaceful living environment, not petty drama or stress. Hopefully, this review prompts better accountability for future residents’ sake.

We lived here for about two years, I don’t know about others but we’ve had a great experience here, maintenance team has been always been respectful, courtesy friendly always get the job done people you can trust head maintenance guy other one. As for the office, they always address my needs. They were very respectful Sabrina and Abigail have always been understanding emails within A timely manner.

Nice apartments and great staff!

I’ve been here for almost a month, and it’s been a great experience so far.

The move-in process was smooth. Lynsey, Rylea, and Sabrina have been kind, helpful, and responsive. Maintenance is also polite and quick to resolve any issues.

I don’t use Fetch, but I haven’t had any issues receiving packages. The mail area has USPS lockers which is convenient. Also, the valet trash service is very reliable.

Overall, the community has just about everything you might need and is also conveniently close to plenty of great food spots and stores.

I made an appointment a week ago for a one bedroom tour and came from Houston to view places. They did not even take the time to make sure the toured unit did not have cigarette ash on the floors, nor to at least clean the cigarette buds off the balcony. The unit smelled like straight tobacco, and you could see the yellow drip marks reflecting on the walls from long-term smoking. My asthma almost immediately started giving me problems, and my boyfriend had a headache that persisted even after we left the property. The staff wasn’t very knowledgeable either. Wish I took photos, but I wanted to get out of there ASAP.

I am editing this to reply to the apartment complex response to my original review. I reached out to the manager 3 days ago and have not heard back.

They will tow your car if your registration is out of date. Sabrina in the front office told residents that they will only be towing the multiple broken down vehicles that haven't moved in months, but they lied and towed my car, anyways for being a couple months expired. Also worth noting that the cars that haven't moved in months and are visibly broken down did not get towed.

Go up
